A typical tenant improvement passes through demolition, framing, drywall, electrical, ceilings, paint and flooring, and then a separate low voltage vendor arrives to pull network cable, mount cameras and set up door access. Every hand-off is a chance for the schedule to slip and for someone to cover up a wall the cabling crew still needed open.
Unlimited Pre-Construction does both halves. We build the space and wire it, so data drops, camera locations and access control are planned before the framing goes up, not squeezed in after paint. What is a tenant improvement?
A tenant improvement, or TI, is the construction that adapts a commercial space to a specific tenant: walls, offices, finishes, lighting and wiring. It is often partly funded by the landlord through a TI allowance written into the lease.
Do you handle permits for commercial buildouts?
Commercial interior work in Atlanta and the surrounding cities generally requires permits and inspections. We identify what your project needs and coordinate the permitting and inspections.
Can you work after hours so we stay open?
Often, yes. Noisy work can be scheduled around your business hours, and larger projects can be phased so part of the space stays in use.
Do you also install network cabling and security cameras?
Yes. Structured cabling, Wi-Fi access points, security cameras and access control are done by our own team as part of the buildout.
